U-Haul has acquired a 5-acre site for the development of a new, 700-unit self storage facility in Cartersville, Ga., some 45 miles from central Atlanta. The project, which marks U-Haul’s 86th owned and operated property in Georgia, is slated for completion in May 2024.

The development will comprise a multi-story building and more than 90,000 square feet of ADA-accessible climate-controlled storage units with high-tech security features. The project also includes a separate warehouse for portable storage containers. Once completed, the facility will also offer moving supplies, towing equipment, as well as truck and trailer sharing.

The property will be located at 1411 Joe Frank Harris Parkway SE, within 4 miles of the center of Cartersville. There is no other self storage facility in the area, and the closest full-service U-Haul property is within 27 miles of the development, in Kennesaw, Ga. As such, the development will fill the void of quality storage options in the region, mentioned Doug Weston, U-Haul Company of Atlanta North president, in prepared remarks.

Atlanta remains a largely penetrated market, offering residents 8.6 net square feet per capita, above the 7.1 national average and is one of the high-growth secondary market in the South, registering a 15 percent year-over-year rate hike for 10×10 non-climate-controlled units and a 13 percent improvement for standard climate-controlled ones.

Recently, U-Haul also started work on the conversion of a former Kmart store in Morton, Ill., as part of their adaptive reuse strategy. Once completed, the facility will comprise 95,520 square feet and 750 units.
