Star Development, Bonaventure Break Ground in North Kansas City

A joint venture involving commercial real estate company Star Development and integrated alternative asset manager Bonaventure has broken ground on 23rd & Swift in North Kansas City, Mo. The 294-unit, Class A property will be built on a 6-acre block bordered by 23rd and 25th Avenues, and Swift and Buchanan Streets. The property is anticipated to be completed and open for first move-ins during the summer of 2024.

Future residents of the property will enjoy the proximity of 23rd & Swift to major roadways through the area, as well as to downtown Kansas City, Mo., and its many attractions. The apartment community’s amenities will include a fitness center. The mix of residences is to encompass both one- and two-bedroom apartments.

These residences will augment the housing supply in North Kansas City. The apartment community is expected to help revitalize an underdeveloped area near downtown.

Known as Northland

Known by the monikers NKC, Northtown and the Northland, North Kansas City does not refer to a northern neighborhood within the city limits of Kansas City.

It is instead a separate municipality in the Kansas City metropolitan area, with a population of 4,467 as of the 2020 U.S. Census. It was once a northern suburb of the larger city. But through the years, Kansas City has annexed municipalities far to the north of North Kansas City, meaning it is now nearly surrounded by the larger city.

The location of 23rd & Swift will place residents a few miles from Park University, Kansas City Art Institute and the University of Missouri, Kansas City. Parks and recreational attractions include Richard Berkley Riverfront Park, Science City at Union Station, Mill Creek Park, Donald J. Hall Sculpture Park and Shoal Creek Living History Museum, all of which are less than 20 minutes away in driving time.

Maxus Properties is an investor in the development, and will oversee the apartment community’s property management. Two months ago, Bonaventure acquired an ownership interest in a Richmond, Va., property.
